The Prairie at Round Top requires a 50% non refundable deposit to hold rooms. We accept cash, credit cards (VISA, MC, and AMEX, and checks. 

Breakfast is included in each night’s stay and is served at 9am unless otherwise arranged with the staff in advance.

Coffee makers and supplies for tea are in each of the rooms and ice can be accessed in The Guest House throughout the day and night.

For Antique week we only except reservations six months in advance. Once the current Antique week closes, we begin taking reservations for the next event. 

We do give guests the option to reserve the same exact dates and residence for upcoming events and then book on a first come first serve basis. We do keep a waiting list in the event of a cancellation or openings. We try our best to be as fair as possible.

The Prairie at Round Top does not allow pets or smoking in the rooms.

CHECK-IN:  3pm

A 50% non refundable deposit is required to reserve a room. 
Cancellations made within 48 hours of stay will be billed in full. 
Cancellations made with 72 hours or more notice can be rescheduled within three months of the original booking date. 

EARLY DEPARTURES: Early departures will be charged 50% of the following night's room rate.

BILLING: The Credit card used to process the 50% non refundable deposit will be charged the balance on the first day of your stay unless otherwise noted prior to arrival.

RESTRICTIONS: Smoking is not allowed in any of The Prairie at Round Top cottages, The Guest House or Pearl Barn. A $150.00 surcharge will be applied for a guest smoking in the lodging unit.

PET POLICY: Pets are not allowed under any circumstances due to guest allergy concerns. A $150.00 surcharge for deep cleaning will be applied to your bill if a pet has been discovered in the lodging unit. * does not apply to service animals.

NON-SCHDULED EVENTS: Weddings, wedding parties and parties are not allowed unless written permission is granted by The Prairie at Round Top. A $500 surcharge will be applied to the guest bill if an unauthorized wedding or party is discovered to have occurred.

We ask that you please respect the bed and breakfast and belongings in it. Damages incurred to the bed and breakfast and/or your Suite during your stay, i.e., furnishings, overflowing of a shower or tub, stained bed linens or towels, rugs, lost/missing items etc will be charged to your credit card on file, the innkeeper determines the charges which are non-negotiable and might vary depending on the actions taken, i.e. the need of a plumber, dry cleaning, total replacement of an item, etc.
